2 Historic Houses to be Demolished if Historic Preservation Board and City Council Approves Major Certificates of Appropriateness


The Historic Preservation Board will hear about two historic home demolitions today at 4pm at City Hall, City Council Chambers 400 South Orange Avenue 2nd floor, Orlando, FL 32801. Issuance of Certificates of Appropriateness are subject to approval of all appropriate City Bureaus. The Minutes of today’s meeting are tentatively scheduled to be presented at the City Council meeting on Monday, September 21, 2015, for approval of recommended actions. Any person desiring to appeal a recommended action of the Board should must pay a $250 fee before they begin the appeals process. 


(1) Applicant Danny Gaughan is requesting a Major Certificate of Appropriateness to demolish the exist- ing non-contributing structure at 28 North Brown Avenue in the Lake Lawsona Historic District and construct a new 2566 square foot, two story Craftsman style residence with detached one story two car garage.
The existing house was built circa 1950 and is considered a non-contributing structure in the Lake Lawsona Historic District which was created by ordinance in 1994. The structure on site is an example of the Ranch style of architecture and has an integral one car carport at the north side of the house. The existing house contains 981 square feet of living space and 1323 gross square feet including the carport and front and rear porches. The surrounding houses are contributing Bungalow and Frame Vernacular style houses. The area has a mix of one and two story homes. The majority of the two story homes have either a side gable or hipped roof which reduces the mass of these buildings. The Lake Lawsona His- toric District Ordinance requires review of anything that is visible from the street.

The house has not been maintained for many years and is currently condemned. An existing accessory structure was de- molished at the directive of the City of Orlando Code Enforcement in 2014 as a result of a fallen tree. The main house was also further damaged at this time.

The applicant is proposing to demolish the existing house and construct a two story residence generally in the Frame Ver- nacular style with Craftsman details. The proposal includes 2566 square feet of living space in the main house. Also pro- posed is a detached 576 square foot, two car garage at the rear of the lot. The gross square footage including garage and porches on the main house would be 3442 square feet.

(2) Applicant James C. Hanusek is requesting a Major Certificate of Appropriateness to demolish the existing non-contributing structure at 1908 East Jefferson Street in the Lake Lawsona Historic District and construct a two story 3090 square foot Craftsman style residence.

Existing house was constructed circa 1952 and is a non-contributing resource in the Lake Lawsona Historic District which was created by ordinance in 1994 The existing house is a concrete block ranch style house and contains 1060 square feet of living space and 1112 gross square feet. A garage with accessory apartment was constructed in 2014 (HPB2013-00123). The garage contains 474 square feet of living space and 960 gross square feet. The total living square footage on site is 1534 square feet and the total gross square footage is 2072.

The applicant is proposing to demolish the main house and construct a new main house containing 3090 square feet of living space on two floors and containing 3648 gross square feet:
