4 Rivers Has City Hall for 15 Years if They Want It


As we told you, 4 Rivers will complete a $300,000 build-out this month inside City Hall.

We learned Wednesday that they could be there for up to 15 years says City of Orlando.

Their initial lease is for 5 years, ending in 2020. They have 2 renewal options for 5 years each. The occupancy period would be 15 years if both renewal options are exercised.

The monthly rent is $750.

We also learned the names of the three other restaurant concepts that City Consultant David Manuchia, CEO of Restaurant Partners, Inc. presented to the city: 

Coffee Culture - Downtown Orlando already has a location of this chain in the the North Quarter. It's a cross between Starbucks and Panerra according to Manuchia.


Union Burger - Lake Nona has one location of this chain. It's part of the same franchise group as Coffee Culture. They do not offer breakfast, which was one of the requirements of the city. 

Pickles Delicatessen - With one location in Longwood, this is a New York style deli. They're a preferred vendor for the Orange County Administration Building and Orange County Courthouse. Manuchia remarked that this concept would require less tenant improvement than the others.
