South Gate in Downtown South to Have 300-units, retail, restaurant, bank and parking garage

The South Gate Property, an 11.4 acre mixed use project at the corner of Pineloch and Orange in Downtown South, is tentatively scheduled for a public hearing at the Municipal Planning Board on November 17th. 

The site is currently developed with a mobile home residential area, single family homes and retail.

The development will include the following:
  • 93,796 sq ft of retail including a bank, restaurant and basic retail
  • 300-unit 6-story multi family structure
  • 492 space parking deck
  • 354 parking spaces 
The applicant, representing a joint venture between Intram Investments, Inc. and Blue Rock Real Estate Services, LLC, has requested the following: 
  • an annexation
  • a growth management plan amendment to Urban Activity Center
  • a new GMP Subarea Policy for the development program of 94,000 sq. ft. of retail 
  • 300 multifamily units and initial zoning of AC-2.
