21 Unit Townhouse Development Coming to North Quarter


We told you yesterday a 21 unit rear-loaded townhouse development called Park Lake might be coming to 744 Highland Ave (MAP).

The city sent us new information on the .98 acre development located in Orlando’s North Quarter Neighborhood.

Park Lake Townhomes, anticipated to be developed in 1 phase, proposes 21 Fee Simple* Townhomes. Fee Simple is defined as follows: "The greatest possible estate in land, wherein the owner has the right to use it, exclusively possess it, commit waste upon it, dispose of it by deed or will, and take its fruits." 4 mature Oak trees on the property that vary 40"-72" in diameter. will be protected. Formal tree preservation plans will be submitted for review during building permit review stages.

The developer, Icon Residential (Website), is responsible for two other Orlando projects: (1) 1800 Lee Road- 30 luxury townhouses in Winter Park and (2) SoDo Place townhouse - 23 urban contemporary townhouses in Downtown South.

The site has two, 1-story commercial buildings on it, both built in 1955. The first building is 5,485 sq ft and the second is 1,764 sq ft.

No public use areas (parks for example) are proposed.

The Project will follow standard City PD and ARB review and hearing procedures including Technical Review Committee, Municipal Planning Board, City Council, and Appearance Review Board. No special or additional Board actions are anticipated. The Project will also undergo subsequent Appearance Review Board (ARB) review, where architectural designs and materials will be fully reviewed by City Staff.
