We told you what was coming to 1006 W. Colonial Drive, just half a block from the OBT & Colonial intersection: a Dunkin Donuts restaurant and some retail all within one building.
But what's coming to 1100 and 1010 W. Colonial, the two addresses within the same parcel right next door the Dunkin Donuts?
We don't know.
However, we have a guess.
The Dunkin Donuts is on property owned by the same company who owns the entire parcel, from N. Westmoreland Drive to the train tracks: Ja1 Investments, LLC.
The property totals 4.19 acres.
In the Staff Report to the Municipal Planning Board set to be presented on Tuesday January 19th, the parcel is subdivided into Phase One and Phase Two.
- Phase One: Dunkin Donuts/retail
- Phase two: TBD
Phase 2 is listed in In Table 2 below, along with acreage. However, no further information is given. It's just listed as "TBD."
In Table 4 Phase 2 is not even mentioned:
And in one paragraph, the number of phases is called into question, described as "to be determined":
However, in one spot, it's not TBD or to be determined. In "Table 4 - Parking Requirements," there are three uses noted for the property: restaurant, retail and Senior Living.
There are no parking requirements from the City for Senior Living, which is exactly what Table 4 shows.For this reason, our guess (and until we know more it is a guess) is that what's coming to the corner of Colonial and OBT is a Senior Living Facility.
