On April 11, a Magnolia Rose Multifamily Master Plan Project was submitted to the City by Kimley Horn. Magnolia Rose is a proposed multifamily development located at the southeast corner of N. Rosalind Avenue and E. Livingston Street, Orlando, Florida 32822. The project scope includes the development of a 13 story*, 325* unit multi-family residential project with a 5 level parking garage and 4,500 sq ft of ground level flex space for office/retail on six (6) parcels, totaling ±1.41 acres.
Public open space will be designed at the northwest and southwest corners of the development. The areas will be designed as public plazas/ green space that will add street life and greenery to the downtown environment.
In addition, it is requested that a density bonus be granted to increase the allowable units in AC-3A/T from 200 to 400 du/ac.
Parking will be provided in the first floor of the garage for the flex space. The proposed garage will be significantly shorter than the rest of the development. The proposed parking garage will be constructed on the portion of the properties that are considered Office Medium. The project will not be proposing a garage taller than maximum currently permitting within the Office Medium Future Land Use, 75’.
The height of the development will be “stepped” so that the tallest portion of the 13-story project will be along the west
The application proposes to abandon +/- 0.385 AC of right of way, known as N Rosalind Ave, from E. Livingston St. to Ridgewood St. The adjacent northern, western, and southern properties are either Office High or D-AC. Both future land uses allow for a maximum 200 DU/Acre. The proposed development is consistent with its neighboring properties and uses.
Also, an application for Planning Development Review was submitted to the City by Kimley-Horn on April 19th. The plan calls for rezoning of 6 properties to allow the construction of the residential tower. Brooks Stickler, P.E., submitted an affidavit for land development trust ownership for each of the 6 properties naming him as the Authorized Representative for each property. The owners are listed below and shown on the map below.
