Changes to the Changes of this 1954 Downtown 2-Story Strip


The planned changes for the facade of the 1954 two-story building on a .17 acre lot at 223-231 N. Magnolia Ave (MAP) have changed.

At the February 2016 ARB meeting the Board members expressed concern about the the following:
  1. conflicts between the contemporary ground floor storefront system with the traditional second floor storefront system
  2. lack of detail on the balcony addition 
  3. proposed architectural mesh inlay on the cornice of the building
Since the February Appearance Review Board meeting, the applicant has continued to work with ARB staff to 
  1. solve the storefront system conflicts
  2. refine the balcony railing details
  3. define the other facade elements. 
The result is a more cohesive and complete submittal exhibit and façade redesign. 

The applicant, the current owner who purchased the building in 1986, is proposing to knock out the front or west wall of the building and add three balconies, an eyebrow over the balconies and to re-enclose the front of the building with glass and millwork. 

Additionally the applicant is proposing to cut in windows on the north and south sides of the building where there are currently no windows and to expand the windows on the rear or east wall of the building. Additional interior renovations are also being proposed.
