Downtown 3-Story Town Homes Coming

Ray Design Development LLC (Website) bought the L-shaped property at 115 E Concord Street (MAP) in January 2015 for $300,000 according to the Orange County Property Appraiser and are now selling the property for $750,000 according to Realtor.com.

That $750,000 price includes:
  1. the property
  2. a set of conceptual drawings
  3. a city design review that's in progress
The conceptual drawings in the city design review the Architect submitted differ greatly from the ones listed for sale on Realtor.com. The footprints are similar but the designs are opposites. 

The original name of the development listed on the conceptual drawings was "Concord 8 - Urban Rowhomes." The project included an 8 unit row home, a 5 unit row home with parking and a 64-space parking lot. The units were to have 1,2,3 & 4 bedrooms, 2 and 4 stories, private attached parking, live-work options and rooftop amenity decks.

The development currently submitted with the city is called "Lake Eola Heights" and will feature twelve 3 & 4 story attached townhouse units. The design is a Traditional Craftsman style architecture. Each unit will have a private front yard and a two car garage. 

115 E. Concord is an L shaped property that is .56 acres (28,748 sf total) in size. The property is actually comprised of 2 distinct land areas and zoning. 

The front portion of the property which fronts Concord St is zoned O-1/T and measures 80' width and 150' depth. The total land area of this land area is 12,000 sf. This land area per zoning regulations would allow up to 5 residential dwelling units or 4,800 sf of commercial office. This portion of land has a height limitation of 30'.

The rear portion of the property, which measures 145' width and 115'-6" depth has a total land area of 16,748 sf. This land area is zoned O-2/T and permits development up to 75'. This parcel of land would permit by zoning 15 residential units or 11,600 sf commercial office.
