Back in 2013, the area of Downtown South around the intersection of Orange & Michigan experienced a mini construction boom that included a new Wawa (Read about it here) and the refurbishment of Southside Plaza (Read about it here).
A lawyer submitted an application for multi-family and framework master plans for the retail/office portion to the City of Orlando that shows the companies will develop a total of 11.69 acres with the following:

- 46% - 12001 East Colonial LLC (Sunbiz Records)
- 94,000 sq. ft. of retail and office space
- 300 unit multi-family apartment complex
- Parking lot for the multi-family buildin
- Parking garage for the multi-family building
The first floor apartments will be separated from Orange Avenue by a six food landscape area, asidewalk and another variable width landscape area.
