In the Downtown Orlando Eola Heights Historic District, a .42 acre lot at 634 E. Colonial Drive (MAP) will be spilt into two 50’x100’ lots.
Both lots are across Colonial from the after-the-club IHOP at 647 E. Colonial Drive (MAP).
The first 50’x100’ lot will be added to the 642 E. Colonial Drive parcel and will feature a new 6,400 s.f., two-story building with first floor retail and second floor office.
The building will be called Liang Office/Retail building.
The other lot will contain a house built in 1920-turned-office-building. The house will continued to be used for commercial use after the lot split
On the 642 E. Colonial lot, three driveway cuts on E. Colonial will be removed and a single joint-use driveway for both the 634 and 642 parcels will replace the cuts.
Additionally the applicant will dedicate additional right-of-way and easement area to expand the Colonial sidewalk to 8-feet in width and a cross access easement to the east that could provide a connection to Summerlin Avenue should the adjacent law office parcel to the east redevelop in the future.
