Downtown Developer Tops 3 Blocks with 885 Apartments


In the coming years, a project involving multiple blocks in the South Eola Neighborhood will become home to to approximately 885 new residential units, 23,350 s.f of new commercial space and 1,366 parking spaces.

The project, a partnership between the Jefferson Apartment Group (Website) and Baker Barrios (Website), is coming along in three phases, each with a different name.

These three phases will bring a substantial influx of new residents and businesses to the already highly active and densifying South Eola Neighborhood.
PHASE ONE: 420 East 
Phase One is the already-built 420 East (Website) at 420 E. Church Street (MAP). That project was reviewed and approved by the ARB in 2013 and received it’s Certificate of Occupancy in early 2016. It contains the following:
  • 9-stories
  • 299 units
  • 12,400 square-feet
  • Retail space on ground floor


PHASE TWO: 520 Church Street
Phase Two is a project we told you about July 2015: the 520 Church Street Project. The building's design received harsh criticism from the Appearance Review Board in 2016. One comment from he board said "There is nothing unique nor signature about the building design from the ground to the top." It's a contemporary mixed-use high-rise development on 2.93 acres at 520 E. Church Street (MAP). It will have a "combination of residential, retail-live -work, commercial and restaurant spaces" and will be bigger, taller and more dense than the 420 East project:
  • 12-stories
  • 352 residential units
  • 12 retail-live-work studios
  • 6,520 s.f. of office/retail
  • 630 space integrated parking garage



PHASE THREE
Phase Three is the the vacant parcel south of the 520 Church site. It's envisioned to be a 12-story multi-family building with a detached parking garage. This was included in the 2015 ARB Courtesy Review
