Downtown Bar to Top Revamped Orlando Marriott


L2 Studios (Website) delivered a Request for a Major Certificate of Appearance Approval for a hotel rooftop bar atop the Marriott hotel at 400 W. Livingston St (MAP) and a  three level 114-space parking structure just behind it. The hotel was constructed in 1986 and purchased in 2015 by Steve Kronck, Vice President AFP 109 Corp and is currently being substantially renovated. It sits on 2.1 acres. 

The bar area will be located at the small eastern area of the roof on the 15th floor of the Marriott Hotel. Because the lounge is located on the roof and not visible from any adjacent rights-of-way, ARB Staff had no comments and recommended approval of the rooftop lounge as submitted. 

The proposed parking structure would not visible from the public right-of-way or from the upper level of Interstate 4. The garage will be a cast in place concrete structure with all finishes and color to match the hotel precast elements. The master plan for the new parking garage will be reviewed by the MPB in October 2016. The new parking structure will be constructed on a small portion of land directly to the south of the hotel. The site is bounded by existing buildings on the north, east and west. 

Previously, ARB Staff issued a Minor Certificate of Appearance Approval for the painting and re-landscaping of the hotel site. It is anticipated that the applicant will be applying for a Major Certificate of Appearance Approval for the hotel sign package in the coming months.
