1926 Home Could be Demolished if City Council Approves and Owner Moves Ahead With Project

UPDATE: The current tenant told The Daily City "Nothing has been signed or sold. My landlord is just exploring his options. But thanks for publishing it as fact." So yesterday we asked the city "Does the City allow people to make City Council and Municipal Planning Board go through the permission processes for projects they may or may not execute on? I am referring to this project.

Here's their reply: 

"Yes, property owners can make application to the Municipal Planning Board (or other volunteer boards) for changes they may desire to make to their property. Even if an application is approved that does not necessarily mean that the property owner will make the changes for which they've applied. Sometimes the property owners may change their mind, may not get approval for financing or any number of other reasons to not pursue plans that may have been included in their original applications."

An Orwin Manor home built in 1926 at 440 Westminster Street (MAP) may be demolished to make way for two new single family homes if the owner decided to proceed with his ideas and the City Council approves the recommendation by the City of Orlando Municipal Planning Board at the September 25th City Council meeting. All Municipal Planning Board recommendations are subject to final action by City Council. The 

On August 15, the City of Orlando Municipal Planning Board recommended approval for a request from Jack Speaks of ROI Funding to replat the home's lot into two lots to accommodate the construction of two single-family homes.

From the application: "The applicant has proposed a single story home with an attached 2-car garage and front porch for each lot. Staff is very cognizant of the prominence that any building located on Lot 2 will have in the neighborhood due to the nature of the lot with three sides of the lot facing streets. Additionally the lot shape and location for each of the proposed lots leads to each lot having dual frontages which further complicates the ability of the new homes to mesh into the existing fabric of the neighborhood as the backyard for lot 2 is directly adjacent to the front yard of the adjacent lot to the west. As such staff has included specific guidelines for setbacks and fence placement on this lot in the conditions of approval."

The original home has 1776 sq ft, 3 bedrooms and 1.5 baths. The original and ancillary structures are to be demolished as part of this request. The current owner bought the home in 1997.
